Buyer’s Guide: Is fall a good time to buy in Aspen-Snowmass? Short answer - yes!
The summer selling season in Aspen-Snowmass may be over, but fall lends a different set of opportunities in the Aspen-Snowmass Real Estate Market for buyers.
Fall was once considered ‘mud season’ in the Valley, allowing hotels, restaurants, and retail stores the opportunity to close for at least a two-week period so employees could leave town and the businesses could tend to upgrades and repairs. The mobility afforded to travelers post-COVID means there’s no more ‘off-season’ in sight here, so you can come to enjoy all your favorite dining, shopping, and outdoor activities, all with beautiful fall colors – and without the wait times and lack of parking experienced in the summer.
If you like to sprinkle in some real estate with your respite to Aspen or Snowmass, the fall season offers a slower, less frantic approach to looking at homes and even making offers. Buyers that needed to pull the trigger prior to the school year would have already done so by mid-August and the rest of the lifestyle buyers who come to town in the summer take their eagerness to buy real estate back home with them before the first golden Aspen leaf falls on Main Street, leaving much less competition for those buyers looking in the fall.
Moreover, if homes are still listed for sale beyond the ‘high season’ of summer, some sellers may be more inclined to negotiate on price. This is indicated by the annual trend since at least 2022, where the sold percentage of the original list price declines from September through November before beginning to climb again in December, marking the onset of the winter selling season.
If you’re considering purchasing real estate in Aspen-Snowmass, the reduced buyer competition and increased seller motivation offered by the fall season may lend to an enjoyable process… And that’s without considering the pumpkin cream cold brew you could have in-hand!
